About Huskshell
An independent research initiative on the performance of real assets.
We help financial institutions, investors and asset owners identify hidden building performance problems that affect operating cost, collateral value, asset value and financial risk.
Who We Are
Real-asset performance research for financial decision-makers.
Huskshell is an independent research initiative focused on real-asset performance. Our work sits at the intersection of building performance, operating cost analysis, and financial risk — translating the physical condition of real estate into intelligence that lenders, investors and asset owners can act on.
We study how buildings actually perform — where operational inefficiency and performance risk sit, and how they feed through to asset value, operating leakage and financial decisions.
Our audience includes banks and real estate lenders, institutional investors, listed companies with significant real estate holdings, family offices and owner-operators, and insurance and risk teams covering real estate assets.
The physical and
the financial
are inseparable.
Our Perspective
Buildings are not passive balance sheet items.
Their energy use, technical condition, comfort, maintenance profile and capital expenditure requirements directly influence income resilience, collateral quality and long-term asset value.
A building that consumes excessive energy, carries a significant maintenance backlog, or creates comfort and occupancy problems is not just a facilities challenge. It is a financial risk — one that can affect the income assumptions underlying a loan, the valuation supporting a refinancing, or the returns projected in an investment thesis.
That connection between physical performance and financial outcome is the core of what we do. We make it legible, quantifiable, and actionable.
Why Huskshell
Structured around the client's financial interest.
Financially framed
We translate technical findings into the language that matters to financial institutions and investors: operating cost, capex exposure, income risk, collateral quality, and valuation implications.
Independent
Our advice is structured around the client's financial and operational interest — not around selling a technology, product, or certification. We have no commercial relationships with suppliers or contractors.
Operationally grounded
We combine physical inspection, data analysis and financial translation. We do not produce assessments based on desk review alone. Our findings reflect the actual condition and performance of real assets.
When Our Work Is Relevant
Situations where we create measurable value.
A lender or credit team needs a clearer view of building performance risk in a security
An investor is assessing the operating cost and capex profile of a real estate asset
An asset owner has high and unexplained energy costs, maintenance issues or comfort problems
A company needs to document and disclose building performance for ESG or regulatory purposes
A fund is preparing an asset for disposal and needs a credible performance narrative
A bank is reviewing a distressed or repossessed property and needs rapid condition intelligence
A risk or insurance team needs a structured assessment of building condition and operating risk
Principles
How we approach our work.
Evidence before recommendation.
Financial impact before aesthetics.
Operational reality before theory.
Discretion before publicity.
Long-term value before short-term fixes.
Our People
The people behind the research.

Anahita Jafari
Building Performance & ESG Research
Anahita is a building performance and ESG specialist with over 14 years of experience spanning construction, real estate valuation and sustainability. She was among the first professionals in the region to formalise building performance as a distinct discipline within an international framework, and she contributes that expertise to Huskshell's research and published analysis.
Her knowledge of building diagnostics, valuation methodology and ESG frameworks informs Huskshell's research into where technical condition meets financial consequence — how operational risk, capital exposure and long-term performance show up in the value of real assets.
With experience across the Middle East and Australia, she brings a cross-market perspective on building performance and asset optimisation to that research.

Antoine Molliere
Strategic Risk & Market Intelligence
Antoine brings a background in strategic risk, geopolitical analysis and institutional intelligence to Huskshell's research. His prior work spans military influence operations, information environment analysis and the architecture of data-driven intelligence platforms — disciplines that share a common logic: identifying non-obvious risk before it becomes visible in conventional frameworks.
At Huskshell, that logic is applied to real assets. He frames building performance findings in the risk and financial language that matters to lenders, investors and asset owners — collateral exposure, income resilience, capital expenditure risk, long-term value deterioration. His role is to ensure that technical intelligence reaches decision-makers in a form they can act on.
He is also the founder of Skarnode, a narrative volatility intelligence platform that quantifies geopolitical and market instability through large-scale information analysis. That work informs Huskshell's broader view of the macroeconomic and regulatory environments in which real asset risk is assessed.
